Oklahoma Teens Changing Their Lives for the Better
Oklahoma Teens are changing their lives for the better. A recent study by the University of Oklahoma College of Public Health and the Centers for Disease Control show how to make teen prosper by enabling them to run their own lives more like a business by establishing and increasing their assets. The study shows that this method helps to eliminate their liabilities and risk by keeping them safe and healthy. As it turns out, this study can be uses as a best-practices manual for teens, their families and their communities.
America has the highest teen pregnancy rate in the world; however, that can be changed according to the study. An asset called “school connectedness”, meaning female teenagers who feel accepted by their peers will feel safe and be treated fairly. It gives them a better chance to succeed in school. It will also mean that she will be less likely to get become a teen mom.
The data from the Oklahoma study shows strong connections between 17 different assets and how well teen girls are surviving or did survive their teen years in school. They were divided into family, individual and community levels. They wanted to see how strong families, the individual and the communities were. By doing so, it helped show if teens in positive environments fared better than ones in less positive ones. It also helped set examples of how to put them in a more positive environment and keep them there.
The old saying, “It takes a village to raise a child”, has turned out to be true from what this study shows. However, making teens accountable for their actions with positive reinforcement helps too. Homeowners Tapping Into Equity Once Again
Homeowners are tapping into their equity once again. Over the last decade there was over $1 trillion in home equity withdrawn. Many homeowners did this through home equity lines of credit, cash-out refinances, and home equity loans. Much of that money was spent on home upgrades, flat screen TV’s, cars, and vacations. And, while there are nearly 11 million homeowners still underwater, it is not stopping home equity lines of credit from being on the rise.
The rise of home values have helped attribute to home equity lines of credit. As home values increase, homeowners will have more equity to play with. Consumer confidence has also helped homeowners feel better about repaying loans. So, because of these two factors, we have seen a 19% jump in home equity lines of credit.
Now that home prices are up by 8% since December 2012, homeowners will see a quick gain on home equity. Over 1.4 million borrowers are now above water on their mortgages. So, does this mean we will start seeing reckless home equity use again? Probably not. It’s now a little harder to pull the equity out, but those who are able to seem to be reinvesting it back into their home.
To show some actual numbers in home equity use, there was $28 billion in home equity used in 2006 and only $7.2 billion used in 2012. Of course the numbers are expected to go up in 2013 as interest rates and home values rise. However, cash-out refinances are expected to stay low. Most homeowners will turn toward home equity lines with a fixed rate. Some banks are now offering lines of credit with a fixed rate for up to 3 years. Others are still offering a variable rate.

Tulsa, OK Community Volunteers Needed
Tulsa, OK is looking for community volunteers to help in the Early Settlement Mediation program. They need local residents who would like to serve as a volunteer for the court system as mediators who are trained to settle lawsuits and disputes. The program will be sponsored by the Supreme Court of Oklahoma and the City of Tulsa Municipal Court.
The Early Settlement Mediation program will handle cases such as real estate, merchant/consumer, tenant/landlord, family, individuals with disabilities education act, divorce, adult guardianship, and child permanency.
If you are interested in becoming a volunteer for the mediator program, you can email larmstrong@cityoftulsa.org to get an application. Once you have completed your application, you can submit it back by email or by postal mail to Early Settlement, 600 Civic Center, Suite 108 Police-Courts Building Tulsa, OK 74103.
You will also have to have your application in before February 12, 2013. There will be periodic trainings for Divorce and Family Mediation; however, it is required that you have this training prior to mediation. Trainings provided by the court system will be free for those who are chosen to be mediators for the program and who can make a commitment to volunteer.
Training for 2013 will be March 20, 21, and 22, 2013. And, you have to attend all three trainings and each orientation. If you need a step up on pre-training, you can visit the Mediation Institute of Tulsa. They offer an array of conflict resolution services that will qualify you for any court system in Oklahoma.
The Mediation Institute of Tulsa is the only mediation facility in Oklahoma with offices in Oklahoma City and Tulsa. Outlying counties are also included in the areas scheduling so you can use the institute whether you are local or not. The Mediation Institute of Tulsa also hosts short training classes for mediations in conflict resolution skills. You can attend the institute from either the Tulsa location or the Oklahoma City location every quarter.

Foreclosure Filings the Lowest in 5 Years
Foreclosure filings are at the lowest in 5 years. Finally, the wave of foreclosures around the nation is much less according to recent reports by RealtyTrac. Their reports show that there is a decline of 7% in September from August and far below one year ago of 16%. The recent report shows that foreclosures are the lowest since the fall out in 2007.
These days, foreclosures are not making headlines like they once were. However, some economists believe there could be another wave of foreclosures to hit the housing market. Since the mortgage settlement was reached in April, many experts believed the market would once again be flooded with repossessions. But, that is not the case now.
Foreclosures are down more steeply in some states over others. Part of the reason for the decline is overall economy improvement. The government and banks have also helped with their efforts to prevent foreclosures. The Home Affordable Modification Program was a big factor in getting millions of homeowners down to an affordable mortgage payment.
Banks are still a big part of the recovery as they continue to help homeowners look for ways to keep from foreclosure. Many banks are letting homeowners refinance at lower rates or they are agreeing to short sales, which is a more preferred method over foreclosure. And, the improving economy is helping more people get and keep jobs so they can pay their mortgages.

Tulsa’s Largest Family Event – The Tulsa State Fair
Tulsa’s largest family event, the Tulsa State Fair will be here September 27 through October 7 at Expo Square in Tulsa, OK. Along with cool rides and attractions, the fair will have a variety of free concerts on three stages. There will be some big names coming to the Tulsa State Fair this year.
The fair attractions will include a variety of entertainment you don’t want to miss. There will be featured attractions and daily attractions including just for kids adventures, the Muscogee Greek stage, the Bud Light tailgate tent, the international beer garden, a wine garden, a culinary stage and more.
