Rent or Sell? Tips to Help You Decide

To rent or to sell

To rent or to sell, tis the question of the day. While inventory in many markets across the nation have created bidding wars, renting is still popular too. Selling your home may bring in a large sum of cash, but rent can also bring in the cash you need. Therefore, we have some tips to help you decide what you should do now that the housing market is recovering.

Rent vs Sell – you have to ask yourself how much you can sell your home for when compared to how much you still owe on the property. If you owe too much, renting could be a better value for you. Becoming a landlord can be a lot of hassle. However, you will make a monthly income while paying the home loan down.

Let’s look at renting the home:

Rent income – Your goal should be to rent the home for at least $200 a month above your loan, insurance and tax costs. You will need to set that amount aside each month for repairs that will be needed later. If you cannot make a profit off your home, rent if for what you owe and have a clause in the lease that will make them liable for all home repairs. Just keep in mind, your home will need repairs so you will have to trust the renter a whole lot.

Home upgrades – Just like a homebuyer, a renter will want to live in a nice home that does not need repaired and is not falling apart. However, you don’t want to invest a large amount into upgrades and repairs if you are renting. If you need carpeting, builders grade should suffice. Investing in expensive carpet won’t help you rent your home. It will get damaged, and all renters care about is clean carpet.

Property maintenance – When you rent you will have maintenance just like owning the home. Sometimes you will have more if a tenant is not taking care of your property. Therefore, just like we referenced above, you will need to rent your home for more than what you owe so you can save up for repairs. A deposit will help some if a renter leaves the home in disarray. But, if the water heater goes out while the tenant is still occupying the home, you will need that extra cash to get it fixed. Be prepared for many unexpected repairs.

If renting is not for you and you owe too much on your home, ask your lender if they would agree to a short sale. Just beware that it could hinder you from buying another property right away. Hopefully, these tips will help you weigh your pros and cons to help you make the decision that is right for your situation.

HARP Now Available on Investment Properties

Refinance Investment Properties with HARP

The Home Affordable Refinance Program is now available on investment properties. As many homeowners know, you can refinance your underwater mortgage or low equity mortgage through HARP, but until recently you couldn’t refinance your investment properties under the program. Now, through HARP 2.0 and the expanded guidelines for eligibility, you will have to opportunity to refinance your second home or investment property through HARP.

There are some stipulations on using HARP for refinancing a second home. Each home must be a single unit, so single family homes and condos can qualify. Many investment properties could qualify with one to four units and you don’t have to be living in one of them as your primary residence. However, you will still have to meet the HARP criteria.

One of HARP’s main requirements is that the mortgage must be backed by Freddie Mac or Fannie Mae. You will also need to meet other income requirements like being able to prove you have at least two months reserves to refinance the home you occupy or six months reserves for your investment properties. It really doesn’t matter how much value your home has lost as long as you can make your current payments.

Now that this program expansion is available, many property investors want to know if they can refinance more than one home. Yes, you can; however, the mortgage must have originated before June 1, 2009. This will limit you to one HARP refinance per property you own.

You will also not be obligated to refinance with your current mortgage lender. You can refinance with any lender that participates in HARP. And the best news is that you no longer have to wait seven years after declaring bankruptcy or foreclosing. That requirement has been waived for the moment.

While there is no guarantee that you will get a HARP refinance, you can at least try if you are having financial trouble because of the downturn of the economy.

DYI – Backyard Fun with Horseshoes

Now that summer is cooling off in Tulsa, OK, you can bring the family together for backyard fun with horseshoes.  Building your own horseshoe pit is a wonderful way for friends and family to enjoy an outdoor activity that is healthy and fun.  Therefore, we have some tips on how to build your own permanent horseshoe pit.  It’s an easy process and doesn’t require many supplies.

DYI – How to build a permanent horseshoe pit
Dimensions & Options – A regulation size pit is 6ft by 40ft with a platform for pitching at each end. If you’re building one for children, you can use the 6ft by 30ft dimensions or for even smaller children, 6ft by 15ft.  To mark your dimensions, use twine or a kite string and four wooden stakes.
Pitching platforms should be 6’ x 6’ each.
Materials List – You can easily find the needed lumber and materials at any lumberyard or home and garden center.  For easy transportation, ask the home center or lumber yard to cut your 12’ boards in half.
2–2×10 x 36″ for the backboard
2–2×4 x 22″ for the backboard braces
8–2×4 x 72″ for the pitching platforms
10–2×4 x 15″ for the pitching platforms
1–4x4x 72″ bottom rail for backboard
6–2×6 x 72″ deck boards
#8 x 3″ deck screws, box of 100
Pitching Platforms – Create the platform boxes using two 72-inch 2x4s and15-inch 2x4s. Use the #8 deck screws to lock each corner together. Screw three additional 15-inch 2x4s to the sides equally spaced along the 72-inch length (use two # 8 deck screws at each joint). Next, attach the three 72-inch 2x4s to the top of the box to form the deck. Repeat this process for the second pitching platform.
The Backboards – To create the backboards you will need to position the two 2x10s for the backboard along their 36-inch edge and attach the two 2×4 x 22 along the short edge of the backboard, and attach each 2×4 brace with eight deck screws.
The Pit – If you will be using a sand pit, remove all grass and dig out 4 inches of dirt so you can allow for 4 inches of sand.  Add the horseshoe stakes at each end of the pit with 18” above ground. Smooth the sand in your pit and you’re ready to have unlimited outdoor fun.

Sell and get out – For homeowners who have saved and scrimped to get through the recession, the current market may present a better opportunity. You can sell or short sale your property to get out of your rut. And, now that the economy is beginning to turn around, you may not be as upside down on your mortgage as you once were. Banks are moving short sales quickly and efficiently now. The income tax exemption on debt forgiveness on short sales will also be valid through the end of the year.

Settle old scores – If you had to foreclose on your home that had a second mortgage, you could still owe a lingering debt. However, many second mortgage holders are not actively collecting debts, but that debt will stay on your credit score until paid. Therefore, you should contact the servicer of your second mortgage and see if they will settle with a lower payment. Be sure to check your credit score once you pay off the debit to make sure it is no longer showing up as delinquent.

Dispute expired derogatories – If you foreclosed on your property in 2005 or 2006, your credit report will need to be checked to make sure the expired debt has been removed. If the seven year time frame has run out and the debt is still on your credit, you can have it disputed to have it removed.
